HiFi is a re-envisioned, 25-acre mixed-use outdoor community hub for all things fun, comprising unique shopping, dining, entertainment and living adjacent to the premier shopping destination, FlatIron Crossing. Lush, welcoming outdoor spaces will embrace all types of events and activations, from concerts and group fitness classes to farmers markets and festivals, infused with the spirit of shared connections and adventure. 

 

HiFi is designed for convenient, stylish living with unmatched walkability. The project broke ground in the summer of 2024, with phased openings set to begin in early 2027.

Elevated Dining

A culinary social hub, dining at HiFi will include vibrant full-service restaurants, fast-casual and eatertainment concepts, such as Blue Sushi Sake Grill, Memoir, Shake Shack and Pindustry.

Leasing Updates at HiFi

December 2025: Three new restaurants, Blue Sushi Sake Grill, Memoir – An American Grill and Shake Shack are coming to HiFi at FlatIron Crossing as part of the property’s ongoing redevelopment. All are slated to open in 2027. 

Memoir – An American Grill is a first-to-Colorado dining destination, Blue Sushi Sake Grill is the first North Denver Metro location for this vibrant seafood concept and Shake Shack will be the popular brand’s first Broomfield location. Bringing unique restaurants to its top-performing retail properties is a proven Macerich strategy for driving customer traffic and engagement. 

 

March 2025: HiFi’s first “eatertainment” anchor will be the second location for Colorado-based Pindustry, hosting up to 1,200 guests. Coming in early 2027, this successful eat-and-play concept will offer 34,000 square feet of bowling (including duckpin bowling), a vintage-inspired arcade, a massive rooftop SkyDeck, plus a dance floor and stage for live music every Friday and Saturday night. 

Pindustry at HiFi’s food and beverage program will focus on an eclectic mix of dishes alongside housemade craft cocktails and an extensive wine and beer list. The bowling offerings at Pindustry will include duckpin bowling — which uses smaller balls with no holes and smaller, lighter pins on a shorter lane, no bowling shoes necessary — as well as traditional ten-pin bowling. A vintage-inspired arcade will include pinball machines, classic arcade games, and more. Learn more.

HiFi is developing alongside FlatIron Crossing, a major retail property on over 100 acres in a prime location along the busy U.S. 36 corridor. Its nearly 200 popular retailers include AMC Theatres, Anthropologie, Apple, Crate & Barrel, DICK’S Sporting Goods, Dillard’s, LEGO, lululemon, Macy’s, Offline by aerie, Pottery Barn, Williams Sonoma, plus restaurants including P.F.
